Lead Maintenance Technician Reliant Realty Services, LLC (“Reliant”) is a real estate property management company specializing in affordable housing properties.
Reliant employs and manages approximately 700 personnel who facilitate operations at the asset level.
Reliant currently provides property management, legal, accounting, security, compliance, and maintenance services to approximately 14,000 units across 10 states.
Summary/Objective The role of residential building Lead Maintenance Technician is responsible for the safe and economical maintenance of the building, the grounds, outside perimeter as well as the building's mechanical equipment.
The Lead Maintenance Technician should demonstrate strong characteristics of commitment, trustworthiness and accountability.
This position reports to the Regional Property/Maintenance Manager/Property Manager.
Classification Non-exempt (overtime eligible) Essential function/Responsibilities: duties include but are not limited to the following • Perform minor repairs and adjustments (i.
e.
carpentry work, painting, plastering, flooring work, demolition of walls, etc.
).
• Ensures compliance and adherence to building rules and regulations (i.
e.
HDC, HPD, HCR, and other governmental and oversight agencies).
Examines boiler by testing safety valves and performing routine maintenance.
• Cleans public spaces including the front of the building, yards, steps, entrance hall, etc.
• Maintains appliances, equipment and inventory of supplies.
• Ensure completion of work orders as requested by residents.
• Ensures adherence to regulations regarding garbage removal.
• Conduct daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units.
• Reports to work order requests from property management staff and occupants to ensure that maintenance issues are being solved promptly.
• Respond to emergencies and other building needs 24 hours a day, 7 days a week (Employee must be reachable at all times via company issued mobile telephone and readily available to work at all times).
Requirements: • Must have at least five (5) years maintenance experience.
• Must have a High School diploma or GED.
• Must have at least two (2) years of managerial experience.
• HVAC/EPA Universal is required • Strong customer service skills (effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings).
• Effectively train and supervise other maintenance/service staff through the course of the work day (include the ability to fairly evaluate maintenance/service staff performance, provide constructive advice when needed, and working as a team leader).
• Possess solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair and use of power machinery properly and safely.
• Must be able to work with multiple deadlines, maintaining control over projects assigned within time frames allowed and changing priorities.
• Must be able to diagnose/repair equipment or appliances, which are not easily seen or reached, i.
e.
under counters/ceilings, etc.
• The ability to maneuver or move heavy equipment, appliances, supplies and tools.
• Experience in renovations and a skill trade profession (e.
g.
electrician, plumbing, HVAC) is a plus.
• Certifications in Boiler, sprinkler, and plumbing, is a plus.
• Superintendent is required to live on site.
• Due to physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time RRSP
