*SUMMARY: *Assistant Property Manager is to assist with the day-to-day functions of the property management department and the functions of the Property Manager to which he/she is assigned.

One of the main aspects for the Assistant Property Manager is to meet monthly goals in collections and delinquency.
A strong background in customer service, attention to detail, prioritize and manage multiple job functions are essential.
*DUTIES AND RESPONSIBILITIES:*
* Assist the Property Manager in planning and implementing strategies to attract residents; Able to resolve issues when the Property Manager not available.
* Able to perform all the Leasing Consultant duties.
* To collect rent, late fees, utilities, and any other charges the property bills tenant; Make sure the resident’s ledgers are correct.
* Able to answer questions pertaining to delinquency/collections; Organize and update notes on delinquency to follow up with resident's promises to pay.
* Attends to Eviction Court and knows the Eviction Process and Lockout Process without violating TAA regulations
* Physically walks and inspects the property daily, check on vacant apartments.
* Completes move-in/move-out inspections with residents.
* Maintains a good relationship with the collection agency and make sure balances from previous tenants are forwarded to the collection agency.
* Answers incoming phone calls professionally and handle accordingly, whether the caller is a prospective resident, a resident, an internal Company team member, or a vendor.
* Respond to tenant questions and complaints in a timely manner.
* Schedule and oversee maintenance calls to apartment units
*SUPERVISORY RESPONSIBILITIES:*
* Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
* Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems*.

*QUALIFICATIONS:*
* Bachelor’s degree preferred; or 2-year related experience and/or training; or equivalent combination of education and experience.
* Leasing 101 certificates preferred but not required, a valid driver’s license and reliable transportation.
* Ability to type and operate the basic computer.
Knowledge to use Microsoft word, excel to create and edit.
Ability to learn and adopt new software as needed.
* Ability to clearly and effectively communicate both verbally and in writing.
* Complete tasks and projects within deadlines.
* Always have a positive attitude and keep a solution-based and resident-focused mindset.
* Professional in-person and phone presence and etiquette.
* Capable of building and maintaining effective and respectful working relationships with fellow employees, suppliers, and vendors.
