Position Summary:
Indio Management seeks an enthusiastic, customer service-oriented Leasing Director who enjoys working in a fast-paced environment to join our team! The Leasing Director Assists Community Director with the leasing, marketing and sales, and customer/prospect relations of the assigned community.
May assist with supervision of the leasing team.
Essential Functions:
Develops and implements programs to generate traffic for the community.
Implements marketing plan and team goals.
Compiles monthly Marketing Plan before month-end for approval.
Maintains and ensures the mini-model program is up-to-date and utilized appropriately by the leasing team.
Shops competitive properties, monitors the team members' shopping report scores, and updates the market survey as needed.
Establish daily and weekly leasing goals that support the overall property leasing goals.
Ensures accurate completion of the monthly market survey report and analyzes trends and conditions in the area.
Monitor leasing/renewal progress focusing on areas needing additional support.
Leads in the planning, preparing and implementing leasing events, renewal parties, property events, and competitions as directed/approved by the Community Director.
Develops and maintains an ongoing resident retention program under the Community Director's direction.
Prepares and distributes all lease renewal letters to lease expirations.
Serve as the subject matter expert for all aspects of the community, particularly in pricing, floor plans, amenities, availability, lease terms, and fees.
Trains and oversees the leasing team on standard operating procedures and customer service regularly.
Assists with feedback and performance evaluations for the leasing team.
Performs duties of a Leasing Professional when directed and required
Must be available to work days, nights, evenings, and weekends, as necessary.
Ensures a professional appearance and manner for oneself and all leasing staff at all times.
Occasional needs to utilize personal transportation to inspect the apartment community and the surrounding neighborhood and visit the corporate office.

Job Competencies:
Must have the ability to close on sales
Proficiency with Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.
)
Must have exceptional written and verbal communication skills
Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers
Excellent organizational ability to set priorities, organize workload, handle multiple tasks and meet deadlines in a fast-paced working environment
Ability to handle confidential information with tact and diplomacy
Have thorough knowledge of Fair Housing laws.
Excellent training ability with the ability to motivate teams
Knowledge of ResMan, Knock, Anyone Home, and SightPlan highly preferred.
Qualifications:
High School diploma, or general equivalency degree (GED)
Associate's or Bachelor's degree preferred.
Minimum three years experience in a customer service/sales position
Experience in residential property management a plus
Supervisory experience a plus
