We're looking to hire a seasoned Property Manager in commercial real estate to be responsible for delivering property management services for the assigned properties within the client's commercial portfolio by following the approved processes and procedures and in accordance with all local, state and federal requirements.
Responsibilities:
Provide excellent customer service to tenants and vendors
Conduct routine and thorough on-site property inspections to prevent/identify problems and coordinate with engineering team
Help direct and oversee construction efforts encompassing tenant build outs and building improvements
Evaluate service contract requirements, prepare specs, bid, negotiate, and manage vendor contracts as directed
Track and ensure that all vendors and tenants have provided compliant certificates of insurance
Manage the building staff, third party vendors and maintenance programs
Schedule and track all periodic testing of building systems such as elevators, fire life safety, water treatment, etc.
Ensure the properties are in compliance with DOB, and other city agencies and Local Law requirements
Respond to emergency issues
Approve staff payroll, attend to union matters and scheduling
Approve and code property invoices
Prepare correspondence and communicate with tenants regarding building activities
Administer all tenant leases to assure full compliance with lease provisions
Participate in the day-to-day financial management of the properties with specific attention to accounts receivable, collection activities, maintenance of accounts payable in an accurate and timely manner
Assist in the preparation of budgets, accruals, reforecast and reporting budget variances
Desired Competency, Experience and Skills:
3-5 years of commercial property management experience is required, including good knowledge of commercial real estate including a broad understanding of accounting, building maintenance, finance, leasing, legal, marketing, construction, and tenant relations
Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts.
Strong written and verbal communications skills
Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through
Proficiency with MRI, Yardi, and Microsoft Office
Ability to exercise judgment and discretion, while upholding professionalism in setting priorities and coping with competing demands
Excellent time-management and general organization skills
Previous supervisory experience is preferred
